It is a new low-rise launch by 4S Developers on the Dwarka Expressway, and the product is refreshingly simple: large, fully furnished 4 BHK floors, done well.

What you actually get

Each home is a 4 BHK plus Puja Room on a Stilt plus 3 layout, sitting on roughly a 287 sq yard plot. These are not compact builder floors. You get an 11.5 ft ceiling height, two master bedrooms, generous deck and balcony areas, VRV air conditioning and two dedicated stilt car parks. And because the floor comes fully furnished, there is very little between booking and moving in.

Why the location works

Sector 88B is on the Dwarka Expressway belt, which has quietly become one of Gurugram's most active corridors. You get direct expressway access, a quick run to Cyber City and NH-8, and the upcoming Global City and Golf Course Extension Road within easy reach. IGI Airport is roughly 30 to 40 minutes on a normal day. For a family that wants low-density living without cutting itself off from work and the airport, the address makes sense.

The community bit

What separates this from a standalone floor is the shared lifestyle. There is a grand 50,000 sq ft clubhouse, a gated township with multi-layer security, plus an amphitheatre, a meditation garden, a rose garden and wide internal roads with green pockets. It is designed to feel like a community rather than a stretch of independent plots.

Pricing and plan

Floors start from around Rs 3.35 Cr for the 2nd and 3rd floors, with the 1st floor at about Rs 3.45 Cr. There is a flexible 30:70 payment plan, a Rs 15 Lakh EOI, and inaugural launch benefits for early bookings. PLC and GST apply as extra, so ask for the full cost sheet before you commit.

One honest note

This is a new launch and HRERA registration is still awaited, with possession targeted within two years of RERA approval. That is normal for a fresh launch, but do verify the registration number on the Haryana RERA portal before you book. If the fully furnished low-rise format on Dwarka Expressway is what you are after, this one is worth a site visit.
